Over the past few weeks my heart has absolutely broken for Buyers who have fallen in love with their next dream home and have missed out due to a ‘condition of sale OF THEIR PROPERTY’ on their Expression of Interest to the Vendor…
The hard truth is that an offer with conditions is a lot less appealing to Sellers and in most cases, a Seller will choose the offer with less variables and one that makes them feel more secure about the sale of their Home. This makes sense and I am sure we would all do the same thing in this position!
2. INTEREST RATES
It’s no secret. We are expecting a rate rise this year! This can and will affect the purchasing power of Buyers. Now is the time to allow Buyers to pay a good premium for your home whilst locking in the current low rates.

3. THE TABLES WILL TURN!
With the increase of interest rates, we will see MORE property come to market in spring this year as some Home Owners decide they can no longer afford their monthly mortgage commitments and others simply run with the trend of waiting for spring to sell. This means that with more property on the market, what has been a Seller’s market will now turn to a Buyer’s market.
4. YOU CALL THE SHOTS!
I always remind my Clients that they are in FULL CONTROL at all times! It is safe to go to market and strictly specify a LONG SETTLEMENT to allow you time to achieve a top price in the current market but also to have the time to find your new home or an interim rental property with the help of your Agent.
With the right strategy, you have the full potential of selling right now during a strong market and buying back into the market later this year or in 2023 at a lower or more stabilized price. This is something well worth considering!
